Let me tell you a quick story about our latest win, in this crazy market. On this particular one, it’s more about the back story. If you know anyone who has bought or sold a home in the last few years, or is in the real estate industry, you have heard about the mind boggling stuff that can happen in our market, this isn’t really new. I’m going to admit it though, I may actually sprain my elbow trying to pat my own back on this one.
Almost 18 months ago I helped a client buy a home, and for me it was a bit intense. We found the home they wanted, and my job was to get the offer accepted and help them close. The house had been on the market for 10 days when we first saw it. Boy oy boy was the Listing agent was a special one, she kept it entertaining to say the least….We managed to get it under contract at 99.62% of list price. Not an easy feat in this market. I know what you’re thinking, the house was a dud, a fixer, or someone died in it…uh no, well at least not that we know of… I’m going to let my numbers speak for themselves…In 2016 when they bought this house, my year numbers were nothing short of Amazing if you ask me… Straight from the MLS- My 11 2016 buyers closed at 98.86% of list price, which does not account for any seller concessions or repairs that I negotiated on behalf of my clients, and yeah, just to keep it real my 13 sellers in 2016 closed at 104.09% of list price. That means that in the same market where my buyers are buying below list price, my sellers are selling above list price… ouch, that hurt my elbow… and that’s what I call creating value for my clients.
So here we are 18 months later, my clients are ready for a new Job and a new chapter of their life, out of state.. We decide to list the house for $100K more than they paid just 18 months earlier, we were floored. We thought this is crazy, and to top it all off, this market is so nuts, were likely to get into a bidding war. Yes, I did list the house better than the previous agent…
